Home Insurance

Your Home Is Your
Biggest Asset. Protect It Right.

A homeowners policy is one of the most complex insurance contracts you'll ever sign. Most people never read it — until a claim is denied. Ken reviews every clause so you're never caught off guard.

The Three Coverage Pillars

What a Home Policy Actually Covers

Home insurance has three primary coverage components. Understanding each — and the right amount of each — is the difference between a policy that pays and one that doesn't.

  • Dwelling Coverage: Pays to rebuild the physical structure of your home after a covered event (fire, wind, lightning, vandalism). Should reflect actual replacement cost — not market value.
  • Personal Property: Covers your belongings inside the home. Most policies have sublimits on jewelry, electronics, and collectibles — often lower than people expect.
  • Liability: Pays if someone is injured on your property or you accidentally damage someone else's property. Includes legal defense costs.
  • Loss of Use: Covers temporary living expenses if your home becomes uninhabitable after a covered loss.
Common Gaps Ken Finds
Underinsured Dwelling
Policy limits haven't kept pace with construction costs. Rebuilding often costs more than the coverage amount.
Jewelry & Valuables Sublimits
Standard policies typically cap jewelry coverage at $1,500–$2,500. An engagement ring alone often exceeds that.
Sewer Backup Not Included
Standard policies exclude sewer/water backup — one of the most common and expensive home claims in Connecticut.
Too-Low Liability Limits
$100K liability feels like a lot until someone slips on your walkway and sues. We often recommend higher limits or an umbrella policy.

Second homes and seasonal properties have different risk profiles than primary residences. We find carriers who specialize in these.

Flood Insurance

Standard home policies do not cover flood damage. If you're near water — or even in a low-risk zone — this coverage is worth reviewing.

Ken's Advice

The Replacement Cost Question

The most common — and costly — mistake homeowners make is insuring their home for its market value instead of its replacement cost. These are very different numbers.

Market Value

What a buyer would pay for your home and land today. Affected by neighborhood, school districts, market conditions. This is NOT what determines your coverage needs.

❌ Wrong basis for home insurance coverage

Replacement Cost

What it would cost to rebuild your home from scratch today — labor, materials, permits. This number has risen sharply with construction inflation. This IS what your dwelling coverage should be based on.

Common Questions

Home Insurance FAQs

Does home insurance cover flooding?
No. Standard homeowners policies specifically exclude flood damage. Flood insurance must be purchased separately — through FEMA's National Flood Insurance Program (NFIP) or a private carrier. Even homes outside high-risk flood zones experience flood losses. If you're near any water, this conversation is worth having.
How much dwelling coverage do I need?
Your dwelling coverage should reflect the cost to rebuild your home — not its market value. With construction costs rising, many homeowners are significantly underinsured. Ken uses replacement cost estimators to give you an accurate figure, not just what the previous owner carried.
Are home-based businesses covered?
Generally, no. Home insurance provides very limited coverage for business property and typically excludes business liability entirely. If you run any kind of business from home — even part-time — you likely need a business owners policy or home-based business endorsement.
What is an umbrella policy and do I need one?
An umbrella policy provides additional liability coverage — typically $1M or more — above your home and auto policy limits. For homeowners with significant assets, a pool, a trampoline, young drivers, or rental properties, umbrella coverage is often one of the most cost-effective policies available.
