Your lender won't close without proof of homeowners insurance โ and the house you pick affects what that insurance costs and whether some carriers will write it at all. Here's what to check before you make an offer and what to line up before closing.
Your lender will require a homeowners policy in force at closing, with the lender listed as mortgagee, and usually a paid first-year premium. Start shopping as soon as you have an accepted offer โ not the week of closing โ because the home's roof age, heating system, oil tank, electrical, flood zone and foundation can change your price or which carriers will insure it.

Most lenders collect the premium through escrow: a portion of each mortgage payment is set aside and the lender pays your homeowners premium and property taxes when due. You'll typically pay the first year's premium at or before closing.

Condo owners carry an HO-6 policy, and what it needs to cover depends on the association's master policy. Read the bylaws and the master policy: a bare walls master policy leaves you responsible for interior walls, cabinets, flooring and fixtures, while an all-in policy covers more. Add loss assessment coverage for your share of any special assessment after a building-wide loss or a master policy deductible.
